Cabinetry for Developers & Spec Homes
Repeatable specifications, consistent quality at your delivery cadence, and value engineering that protects the finish—cabinetry built to help homes show and sell.
For a developer, cabinetry is both a cost line and a sales asset. Get the specification and the schedule right and the kitchen becomes the reason a buyer stops scrolling and books a showing. Get it wrong and you are absorbing storage costs on early cabinets, chasing inconsistent quality across units, or discovering that the “value” cabinet package reads as cheap the moment someone opens a drawer. PineWood Cabinets works with California developers building spec and luxury homes—and small multi-unit—to make cabinetry a predictable, repeatable, sale-driving part of the project.
Lock it once, reproduce it reliably
Repeatable Specifications
The efficiency in a spec or multi-unit program comes from not re-deciding everything on every home. We help you lock a specification—door style, materials, finish schedule, hardware, and construction standards—into a documented package we can reproduce. Across a release of homes or a run of units, that means predictable pricing, predictable lead times, and a finish that is genuinely the same from the first home to the last, rather than drifting as the project goes on.
Delivered as you turn units over
Consistent Quality at Your Cadence
A standardized specification only pays off if delivery keeps pace with construction. We plan fabrication and installation against your build schedule and release cadence, staging cabinetry so finished homes are not waiting on cabinets and completed cabinets are not accruing storage cost. We give you honest lead times, we work from the plans with shop drawings approved before fabrication, and we coordinate delivery with your general contractor so cabinetry lands when the space is ready.
- One documented spec reproduced across every home or unit—no quality drift over a release.
- Staged delivery matched to your turnover schedule, so cabinetry is neither the bottleneck nor a storage line.
- Single point of contact from specification through installation and punch list closeout.
Spend where the buyer looks
Value Engineering That Protects the Finish
Value engineering should sharpen a budget, not gut the impression. We work with you to concentrate spend where a buyer sees and touches it—the island, the perimeter doors, a feature storage wall—and to standardize the elements they never notice. Rationalizing the cabinetry layout so it fabricates efficiently, standardizing box construction and hardware, and focusing premium materials on the show surfaces lets you hold a number without the home reading as builder-grade. The goal is a finish that still justifies the asking price.
The detail buyers remember
Cabinetry That Helps Homes Sell
In a competitive market the kitchen is the room that closes the sale, and its cabinetry is what buyers photograph and remember. Furniture-grade construction, clean reveals, well-fitted custom kitchens, and a considered finish give a home the tactile quality that separates a listing that shows well from one that gets an offer. That first impression is an asset—one we build for on every unit.
Founded in 2006 and based in Roseville, PineWood Cabinets is a design-build cabinetry shop under one roof and a division of Voronenko & Ethen Associates. How we work with you
Common Questions from Developers
Can you repeat the same cabinetry specification across multiple homes or units?
Yes. Once we lock a specification with you—door style, materials, finish, hardware, and construction details—it becomes a standard we can reproduce across every unit or every home in a release. Consistency is the point: buyers touring your homes should see the same quality in unit twelve that they saw in unit one.
How do you handle delivery cadence across a phased project?
We plan cabinetry against your construction schedule and release cadence, so completed homes are not waiting on cabinets and cabinets are not sitting in storage. We give you lead times up front and stage fabrication and delivery to match how you are turning units over.
What does value engineering mean without cheapening the finish?
It means spending the budget where a buyer sees and touches it, and being disciplined everywhere else. We can standardize box construction and hardware, focus premium materials on the visible show surfaces—the kitchen island, the perimeter doors, the feature wall—and simplify a floor plan of cabinetry so it fabricates efficiently. The home still reads as high quality because the money is concentrated where the eye goes.
Do you build the kind of cabinetry that helps a home show and sell?
That is exactly what we design for. The kitchen and its built-ins are what buyers photograph and remember. Furniture-grade construction, clean reveals, and a considered finish are what separate a home that shows well on a Saturday from one that gets an offer. We build for that first impression.
Are you licensed and insured for California work?
Yes—PineWood Cabinets is a licensed California contractor, CSLB #1095293, and carries appropriate insurance. We can provide documentation as part of onboarding for a project.
Will you coordinate with our general contractor and other trades?
We do it routinely. We work from the plans, produce shop drawings for approval, verify field conditions before we cut, and schedule delivery and installation with your GC and superintendent so cabinetry integrates with the other trades rather than colliding with them.
