1920s–40s bungalows, Tudors and Spanish cottages around William Land Park
Small Land Park Kitchens, Planned to the Inch
Land Park’s charm is in its scale: Craftsman bungalows, Storybook cottages, and compact Tudor and Spanish Revival homes set around one of Sacramento’s great parks. Their kitchens were never generous. PineWood Cabinets designs and builds cabinetry that recovers the storage these rooms were missing without making them feel like a different house.

The Houses Around William Land Park
Land Park takes its name from William Land Park, the large city park south of downtown that holds the Sacramento Zoo, Fairytale Town, and a public golf course. The neighborhood grew up around it between the 1920s and the 1940s, and the housing reflects those two decades closely: Craftsman and California bungalows on the earlier streets, Storybook cottages with swooping rooflines and arched doors, and a steady run of Tudor Revival and Spanish Revival houses as the period revivals took hold. Lots are modest, the streets are lined with mature trees, and the homes are generally one story, with the occasional two-story Tudor or Colonial on the larger lots near the park.
To the east, across Freeport Boulevard, Curtis Park continues the same pattern on slightly earlier streets; to the north the neighborhood runs toward Broadway and the edge of the central city. What unites the area is the kitchen. A Land Park kitchen of this era was a small room at the back of the house with a few feet of tile counter, a single window over the sink, a built-in breakfast nook or a separate nook room, and a service porch beyond for laundry and the back door. Upper cabinets stopped well short of the ceiling, and storage was measured in a handful of shallow shelves.
Many of these kitchens have been through one or two renovations already, often in the 1970s or 1990s, and those updates tend to be the first thing an owner wants gone. The original house, by contrast, is usually worth keeping: good floors, honest trim, and proportions that reward a careful hand.

Permits in Land Park
Land Park is within the City of Sacramento, so building permits are issued by the city, not by Sacramento County. There is no homeowners association governing the neighborhood as a whole, and what happens inside the kitchen is the owner’s call. The permit question is driven by scope. Replacing cabinetry in the existing footprint is the lightest case; relocating plumbing or the gas line, adding circuits for a new range or oven, or taking down the wall between the kitchen and the dining room brings the project under city review. If your home has a historic designation, check with the city before touching exterior walls or windows, since that review is separate from the building permit.
We identify which parts of the scope are permit work during design, so the schedule accounts for it from the start.
Cabinetry at Bungalow Scale
The temptation in a small kitchen is to fight the room. We would rather use it. Uppers go to the ceiling with a proper crown or a finished soffit, which can add a third more storage than the original stub cabinets held. Base cabinets become drawers, because a thirty-inch drawer stack holds more than the same width of doors and shelves and you can see what is in it. The gap beside the refrigerator becomes a pull-out pantry, the breakfast nook gets a bench with storage beneath, and the service porch, if it is still there, takes a floor-to-ceiling dresser for the overflow.
Style follows the house. For a Craftsman or Storybook bungalow we draw inset doors in a face frame, flat panels, and painted finishes in whites, creams, and the soft greens of the period, or a stained vertical-grain fir or white oak where the home’s woodwork was never painted. Tudor and Spanish Revival houses take heavier proportions and warmer stains. Boxes are plywood, drawers are dovetailed hardwood on soft-close slides, and we scribe every run to plaster walls that have moved over the decades. The construction choices, and the reasons behind them, are laid out in our cabinet construction guide.
Sacramento’s long, hot summers factor into the finish and panel construction we choose, since cabinetry in an older house without central air sees real seasonal swings in heat and humidity.
Where the Storage Comes From
- Ceiling-height uppers with a finished crown, replacing stub cabinets and the dust shelf above them
- Drawer stacks in place of base doors, sized to the cookware you actually own
- Pull-out pantries in the narrow gaps a stock cabinet would fill with a blank panel
- Breakfast nook benches and service-porch dressers that hold what the kitchen cannot
From Measurement to Install in Land Park
We start at the house. A small kitchen leaves no room for approximation, so we measure every wall, window, and obstruction, then draw a layout and elevations around how you cook and what you need to store. Species, door style, and finish are settled with you, and a written scope follows. The cabinetry is built in our Rocklin shop and installed by our own crew, so the people who designed the room are the ones responsible for how it fits.
Projects start at $25,000. A custom kitchen runs several months from the first drawing to the last cabinet pull, and we give you a realistic schedule once the design is agreed and any permit work is identified.
Land Park is part of our Sacramento service area. We bring the same approach to Curtis Park next door, to the period revivals of East Sacramento, and to the larger ranch homes of Arden Park and Sierra Oaks.
Land Park Cabinetry FAQs
Questions from owners of bungalows and cottages around William Land Park.
How do you get more storage into a small Land Park bungalow kitchen?
By using height and depth that the original kitchen ignored. Uppers run to the ceiling with a finished crown or soffit, base cabinets become deep drawers instead of doors, a narrow pantry pull-out goes in the gap beside the refrigerator, and a breakfast nook or service porch can take a shallow floor-to-ceiling dresser. The footprint stays the same; the usable storage does not.
Who issues building permits for a kitchen remodel in Land Park?
Land Park is inside the City of Sacramento, so permits come from the city. Swapping cabinetry in the existing footprint is usually the simplest case; moving the sink, range, or gas line, adding circuits, or opening a wall to the dining room is what brings the project under city review. There is no neighborhood-wide homeowners association, and interior cabinetry is the owner’s decision.
What cabinet style suits a 1920s or 1930s Land Park home?
For Craftsman and Storybook bungalows we usually draw inset or beaded-inset doors with a flat panel, painted or in a quietly stained wood, with exposed hinges where the owner wants a period look. Tudor and Spanish Revival houses in the neighborhood take the same construction with heavier proportions and warmer stains. The goal is cabinetry that looks like it could have been built with the house.
Is a Curtis Park kitchen handled the same way as a Land Park one?
Largely, yes. Curtis Park sits just east of Land Park and shares the era, the lot sizes, and the bungalow footprint, so the same space-planning approach applies. We keep a separate page for Curtis Park because its streetcar-era lots and Craftsman stock have their own details worth covering.
What does a custom kitchen in Land Park cost, and who builds it?
Projects start at $25,000, and the final number follows the scope: footprint, whether walls move, species and finish, and any built-ins beyond the kitchen. All of the cabinetry is designed, built, and finished in our own shop in Rocklin, in Placer County, and installed by our crew. PineWood Cabinets is a licensed California contractor (CSLB License #1095293) operating as a division of Voronenko & Ethen Associates.
