Great-room kitchen cabinetry concept for a WestPark or Fiddyment Farm home in Roseville, California

West Roseville’s master-planned villages of 2000s, 2010s, and 2020s production homes

Beyond Builder Cabinetry in WestPark and Fiddyment Farm

WestPark and Fiddyment Farm are the two master-planned communities that make up most of west Roseville, built village by village from the mid-2000s into the 2020s with kitchens chosen from a builder’s option list. PineWood Cabinets replaces that cabinetry with kitchens designed, built, and finished in its workshop one city east in Rocklin.

Two Master Plans, One Kind of Kitchen

WestPark and Fiddyment Farm are the two master-planned communities that make up most of west Roseville, laid out under the city’s West Roseville Specific Plan on former ranch and grazing land west of Fiddyment Road. Building began in the mid-2000s, slowed with the downturn, and resumed through the 2010s and into the 2020s, so a single street can hold a house from the first phase and a house from the latest one at similar size and very different detailing. Both communities are organized into villages, each built by a production builder from a short menu of plans: mostly two-story homes on compact lots with single-level plans mixed in, parks and schools threaded between them, and a style that drifts from Tuscan and Spanish-influenced elevations in the earlier phases toward farmhouse and contemporary fronts in the later ones.

The kitchens follow the same logic. Nearly all of them open onto a great room, with an island, a walk-in or reach-in pantry, and a run of uppers along one wall. The cabinetry was selected at a design center from the builder’s standard and upgrade lines: a painted or stained Shaker door in the 2010s and 2020s houses, a raised-panel maple or cherry stain in the earlier ones, particleboard or thin-plywood boxes, standard-depth modules joined with filler strips, and crown or a flat soffit above uppers that stop short of the ceiling. The islands are base cabinets pushed together under a slab. The drawers, where there are drawers, are shallow. It is serviceable cabinetry, and in the oldest villages it is now approaching twenty years of daily use.

Those are the patterns. The houses vary by village, builder, and plan, and nothing is designed until the room has been measured.

Village Associations, and the City of Roseville Permit

Both communities are covered by homeowners associations organized by village rather than by one umbrella body, so the association you deal with depends on the street. Their concern is the exterior and the common areas: fences, paint, landscape, anything visible from the street or a neighbor. Interior cabinetry is normally the owner’s decision and does not go through association review. Where a kitchen plan touches the outside, usually by enlarging the window over the sink or converting a slider to a wider opening onto the yard, confirm the current guidelines with your association before the drawings are final; we raise the question at the first visit so a submittal can run alongside the design rather than after it.

Permits here are Roseville’s business: WestPark and Fiddyment Farm both lie within the city limits, so the City of Roseville, not Placer County, issues them. A cabinet replacement in the existing footprint, with plumbing, electrical, and structure untouched, frequently needs no permit; a moved wall, an island sink, or new appliance circuits does, and the general contractor doing that work pulls it. We tell you which applies during design. Our Roseville page covers the rest of the city, the Placer County hub explains which office permits which community, and our Placer County permits guide walks through the process step by step.

Keeping the Layout, Replacing the Boxes

The right upgrade for a WestPark or Fiddyment Farm kitchen is less about changing the layout, which is usually sound, and more about replacing modular boxes with cabinetry built for the room. That means full-height uppers that meet the ceiling with the soffit removed or absorbed; the island rebuilt as a single piece with a finished back, seating planned for the household, and real storage inside it; a pantry wall of deep drawers and roll-outs where the reach-in closet was; panel-ready refrigeration and a dishwasher that disappear into the run; and dedicated drawers for the things these kitchens never had a place for, from sheet pans to small appliances. Where the plan has a flex room or office niche off the kitchen, the same program continues into built-ins there and into the mudroom drop zone by the garage.

Species and door style follow the house. The farmhouse and contemporary elevations of the later villages take painted maple in a slim Shaker or flat-panel door, often with a stained white oak or walnut island; the Tuscan-leaning plans of the earlier phases suit stained alder or white oak with a simple recessed or raised panel. West Roseville is flat, open, and hot, with summers well above 100°F and young trees that cast little shade, and many of these kitchens look onto a west-facing yard, so for that sun the topcoat is a UV-resistant system sprayed in our Rocklin finishing room rather than at the house; the doors and panels float in their frames to ride out the heat, and the boxes are veneer-core plywood with dovetailed hardwood drawers. The cabinet construction guide goes into the joinery and finishes in more depth.

Our workshop is in Rocklin, the next city east, so the detailing can be checked against the house at every stage, which matters where a new run has to meet a window wall, a multi-slide door, or a ceiling that steps.

Typical WestPark and Fiddyment Farm Program

  • Builder uppers and crown replaced with full-height cabinetry to the ceiling
  • Island rebuilt as one piece with a finished back and planned seating
  • Reach-in pantry converted to deep drawers and roll-outs
  • Panel-ready refrigeration and dishwasher integrated into the run
  • UV-resistant finishes for open, west-facing valley lots
  • Mudroom drop zone and flex-room built-ins detailed to match

How a West Roseville Project Runs

The first step is a visit. We measure the kitchen and any pantry, mudroom, or office the program will reach, see how the room opens to the great room and the backyard, and ask how you cook and how many stools the island has to hold. Drawings come next, and door and finish samples are compared in your own light until the plan is final. The cabinetry is then built and finished in Rocklin and installed by our crew; if something needs adjusting afterward, the shop is minutes from west Roseville. When plumbing or electrical has to move, a licensed general contractor does that work and pulls any permit, and we coordinate our drawings and dates with them; we also work with your village association where exterior review applies.

Everything is built to order, so the overall schedule depends on the program, and the installation window is confirmed at quoting. Budgets begin at $25,000, which in a WestPark or Fiddyment Farm kitchen generally covers replacing the kitchen cabinetry in full; carrying the program into the pantry, mudroom, and office puts it above that, and we give a realistic range after the first visit. What moves the number is laid out in our Placer County kitchen remodel cost guide.

WestPark and Fiddyment Farm Kitchen Questions

What west Roseville homeowners ask before a cabinetry project begins.

Is it worth replacing cabinetry in a WestPark or Fiddyment Farm house that is only a few years old?

When the layout is right and the cabinetry is the problem, yes. The newer villages have good footprints, high ceilings, and a great room that already works; what came from the builder’s design center is modular boxes chosen from a sample board. Replacing them with cabinetry built for the room keeps everything that is good about the house and fixes the part you live with every day. In the oldest villages, where the kitchens are approaching twenty years of use, the case is simpler still.

Does my village association have to approve a kitchen remodel?

Normally not. WestPark and Fiddyment Farm associations are organized by village and concern themselves with the exterior and common areas: paint, fences, landscape, and anything visible from the street or a neighbor. Interior cabinetry is the owner’s decision. If the plan enlarges the window over the sink or widens the opening to the yard, confirm the current guidelines with your association and we will plan the submittal alongside the design.

Which office issues the permit, Roseville or Placer County?

The City of Roseville, since both communities sit inside its limits; Placer County is not involved. A same-footprint cabinet replacement with no plumbing, electrical, or structural change frequently needs no permit. Moving a wall, putting the sink in the island, or adding appliance circuits does, and that permit is pulled by the licensed general contractor doing the work. We tell you which side of the line your plan falls on during design.

Can you keep the existing countertops and layout?

The layout, usually yes; the countertops, rarely. A slab cut for modular boxes with filler strips almost never fits cabinetry built to the room, and lifting a slab intact is unpredictable. We tell you early whether the existing tops can be reused, and most WestPark and Fiddyment Farm projects pair new cabinetry with new tops so the island, the overhang, and the seating can be planned together.

How close is your workshop, and where do projects start?

Rocklin, the next city east of Roseville, so the people designing and building a WestPark or Fiddyment Farm kitchen are a short drive from it. Design, the shop build, and finishing all happen there, and our own crew handles the install. PineWood Cabinets holds California contractor licence CSLB #1095293, is a division of Voronenko & Ethen Associates, and has built custom cabinetry since 2006. Projects start at $25,000, and every one begins with a visit to measure the kitchen.
