Gated golf-course living in west Roseville, with 2000s homes and an HOA design review
A Rocklin Cabinet Shop for Morgan Creek Homes
Morgan Creek was built around its golf course in the 2000s as a gated community of larger production and semi-custom homes. The kitchens are generous and well lit; the builder cabinetry inside them is what owners replace. PineWood Cabinets designs, builds, and installs that replacement from its workshop in Rocklin.

Morgan Creek Homes and the Kitchens the Builders Left
Morgan Creek is a gated community in west Roseville organized around its golf course, built out through the 2000s with homes that sit a step above the city’s standard production tracts: larger plans, deeper lots along the fairways, and a mix of production and semi-custom houses in transitional and Mediterranean-influenced styles. Inside, the floor plans follow the pattern of their decade. A great room opens to the kitchen, the kitchen is anchored by a large island, there is a walk-in pantry and a formal dining room, and the back of the house is glass toward a patio and, on many lots, the course.
The cabinetry in most of these kitchens came off a builder’s option sheet. That means a limited set of door styles, a stain or paint chosen from a short list, and boxes sized to a module rather than to the room. The tells are familiar: a filler strip beside the range, a blind corner that swallows cookware, uppers that stop a foot short of a tall ceiling, an island built as a row of base cabinets with a slab on top, and shelves where drawers would serve better. The room itself is usually excellent. The cabinetry is the part that was never designed for it.
That is the general case for the community’s era and builder type; individual homes differ, and we measure before we design.

What the Association Reviews, and What the City Permits
Morgan Creek has a homeowners association with a design review process. Its concern is the exterior: what is visible from the street, from neighboring lots, and from the course. Interior cabinetry is normally the owner’s decision and does not go through review. The exception is a kitchen plan that changes the back wall, such as a wider slider toward the patio or a new window over the sink facing the fairway; that is an exterior change, and the current guidelines should be confirmed with the association before the design is final. We flag that possibility at the first visit so the submittal can run alongside the drawings rather than after them.
The building permit is a city matter. Morgan Creek is inside the City of Roseville, so permits come from the city rather than from Placer County. Replacing cabinetry in the same footprint with no plumbing, electrical, or structural change frequently needs no permit; relocating the sink to the island, moving a wall, or adding circuits for new appliances does. We identify which applies during design. Our Roseville page covers the rest of the city, and the Placer County hub explains which office permits which community across the county.
Replacing Option-Sheet Cabinetry With Cabinetry Made for the Room
Because the footprint usually works, the Morgan Creek project is most often a same-footprint replacement done properly: uppers that run to the ceiling, a pantry wall of drawers and roll-outs, drawer stacks sized to real cookware instead of shelves, trash and recycling pull-outs, an appliance garage for the counter clutter, and an island rebuilt as a single piece of furniture with a finished back and seating planned for the family that actually uses it. Panel-ready refrigeration and dishwashers disappear into the run when the budget allows.
Species and finish follow the house. Painted maple in a slim Shaker or flat-panel door suits the transitional majority, often with a stained white oak or walnut island for warmth; homes with heavier Mediterranean detailing take stained alder or oak with inset doors. Roseville summers run well over 100°F and the glass wall at the back of these houses pours afternoon sun across the island, so finishes are specified with real UV resistance, doors and panels are built to move within their frames, and boxes are veneer-core plywood. Finishing happens in our Rocklin facility rather than on site. Our cabinet construction guide explains the box construction, joinery, and finish systems behind those choices.
Many Morgan Creek owners extend the program past the kitchen while the crew is there: a butler’s pantry between kitchen and dining room, a bar in the great room, built-ins for the office, and vanities detailed to match. Designing those together is cheaper and more coherent than adding them one at a time.
What Changes in a Morgan Creek Kitchen
- Module-sized builder boxes replaced with cabinetry measured to the room
- Uppers extended to the ceiling; filler strips and blind corners resolved
- Island rebuilt as furniture with a finished back and real seating
- Walk-in pantry shelving converted to drawers and roll-outs
- UV-resistant finishes for the sun-facing great-room wall
- Butler’s pantry, bar, and office built-ins designed as one program
The Process, and Where Projects Start
A project begins with a visit to the house, where we measure the room, note what the builder left and what works, and talk through how you cook and entertain. Design follows, with drawings and samples reviewed in the room until the plan is settled. The cabinetry is then built and finished in our Rocklin workshop and installed by our own crew; because the shop is a short drive from west Roseville, an adjustment that comes up on site is handled promptly. When plumbing or walls move we coordinate with your contractor, and when the back wall changes we coordinate with the association’s review.
Built-to-order cabinetry is a multi-month process from first measurement to installation, with installation itself measured in days. Projects start at $25,000, and we give a realistic range for your house after the first visit.
Morgan Creek Kitchen Questions
What Morgan Creek homeowners ask before replacing builder cabinetry.
Does Morgan Creek’s design review apply to a kitchen remodel?
Not to the cabinetry. The association’s design review covers exterior changes, and interior cabinetry is normally the owner’s decision. It becomes relevant only if the kitchen plan changes a window or exterior door that faces the street or the course; in that case, confirm the current guidelines with the association and we will plan the submittal alongside the design.
Who issues the building permit in Morgan Creek?
Morgan Creek is inside the City of Roseville, so the city issues building permits rather than Placer County. Replacing cabinetry in the same footprint with no plumbing, electrical, or structural change frequently needs no permit; moving a wall, relocating the sink, or adding circuits does. We tell you which category your project falls into during design.
The kitchen is only twenty years old. Is it worth replacing the cabinetry?
That depends on what the builder installed. Many 2000s golf-community kitchens have a generous footprint and good light but cabinetry sized to a module rather than to the room, with filler strips, a blind corner, uppers that stop short of the ceiling, and shallow shelves. If the layout works and the cabinetry is what frustrates you, a same-footprint replacement is the right-sized project.
What door style and species suit a Morgan Creek home?
Most of the homes are transitional or Mediterranean-influenced 2000s builds, so painted maple in a slim Shaker or flat-panel door suits the majority, often paired with a stained white oak or walnut island. Homes with heavier Mediterranean detailing take well to stained alder or oak with inset doors. We bring samples to the house so the decision is made in the room’s own light.
