Custom kitchen cabinetry concept for a Blackstone home in El Dorado Hills by PineWood Cabinets

2000s–2010s production and semi-custom homes in El Dorado Hills’ Blackstone master plan

Replacing Builder Cabinetry in Blackstone Homes

Blackstone is one of El Dorado Hills’ newer master-planned communities, built out through the 2000s and 2010s with production and semi-custom homes, a community clubhouse, and a homeowners association. Its kitchens are open and well sized but came with the builder’s cabinetry. PineWood Cabinets designs and builds the replacement the room deserves.

A Newer Master Plan on the South Side of Highway 50

Blackstone sits on the south side of Highway 50 in El Dorado Hills, a master-planned community built out through the 2000s and 2010s by production builders working from a common set of plans, with semi-custom homes on the larger and view-oriented lots. The streets are organized around a community clubhouse with pools and recreation space, and a homeowners association maintains the common areas and the community’s design standards. The architecture is a mix of Mediterranean, Craftsman-influenced, and transitional elevations typical of the period, with two-story homes on most streets and single-story plans scattered among them.

The floor plans are open. A Blackstone kitchen typically sits at the center of the main level, open to a great room and a casual dining area, with an island, a walk-in pantry, and nine- or ten-foot ceilings. That is a good footprint to work with, and it is why owners here rarely need to move walls. What they want to change is the cabinetry, which came from the builder’s option sheet: a limited set of door styles and stains, particleboard boxes, shallow drawers, uppers that stop a foot or more below the ceiling, and a pantry fitted with wire shelving.

The work in Blackstone is a cabinetry replacement at its most rewarding. The room is already the right shape; the cabinetry just needs to be built for the people who live there rather than for the floor-plan category.

HOA Review and County Permits in Blackstone

Blackstone’s homeowners association maintains the community’s design standards, and like most master-plan associations its review is concerned with the exterior: paint colors, landscaping, fencing, and any change visible from the street or the common areas. Interior cabinetry is normally the owner’s decision and does not go to the association. Where a kitchen project reaches the outside, for instance an enlarged window or a new exterior vent, that element may require approval, and guidelines change over time, so confirm the current version with the association before finalizing anything that touches the exterior.

The building permit is separate. El Dorado Hills is unincorporated, so permits come from El Dorado County, triggered by scope rather than by the HOA: moving plumbing or gas, adding circuits for a new range or oven, or removing a wall. A like-for-like cabinetry replacement, which is the most common Blackstone project, is the lightest case on paper. We identify both questions at the design stage.

Cabinetry for an Open Plan with Tall Ceilings

The first move in a Blackstone kitchen is almost always vertical. Uppers run to the nine- or ten-foot ceiling, either as a single tall cabinet or as stacked uppers with glass in the top row, and the gap the builder left becomes storage. The island is redrawn for the way the family uses it, usually longer, with drawers on the working side and seating on the great-room side, and sometimes in a contrasting finish so it reads as furniture. The walk-in pantry loses its wire shelving in favor of built cabinetry with roll-outs and counter space for small appliances.

Most of these homes are transitional, and they take painted Shaker, flat-panel, and slab doors well, in white, warm neutrals, or rift-cut white oak, with paneled refrigerator and dishwasher fronts so the appliances disappear into the run. Construction is where the difference from the builder package is clearest: plywood boxes instead of particleboard, dovetailed hardwood drawers on full-extension soft-close slides, and finishes chosen for El Dorado Hills’ hot, dry summers and the seasonal movement that comes with them. The reasoning behind each choice is in our cabinet construction guide.

Builder Package vs. Built to Order

  • Uppers that stop below the ceiling become ceiling-height or stacked cabinetry
  • Doors and shelves become drawer stacks sized to the cookware you own
  • Wire pantry shelving becomes built cabinetry with roll-outs and a counter
  • A stock island becomes one drawn for your seating, storage, and appliances

How a Blackstone Project Runs

We begin with a visit to measure the kitchen, pantry, and the great-room side of the island, and to talk through how you cook and what the builder’s layout gets wrong for you. Layout, elevations, species, door style, and finish are settled with you, and a written scope follows. Because we design, build, and install under one roof in Rocklin, the team that drew the room is the team responsible for how it fits.

Projects start at $25,000. A cabinetry replacement in an existing open footprint is among the more straightforward custom projects, but it is still a multi-month effort from the first drawing to the install, because every piece is built for your room.

Blackstone is part of our El Dorado Hills service area within El Dorado County. The gated estates of Serrano and the hillside homes of Promontory each have their own page, and we serve Folsom and Cameron Park along the Highway 50 corridor.

Blackstone Cabinetry FAQs

Questions from owners of newer El Dorado Hills homes.

Does the Blackstone HOA review a kitchen remodel?

The Blackstone homeowners association, like most master-plan associations, reviews exterior changes: anything that alters the look of the house from the street or affects shared landscaping. Interior cabinetry is normally the owner’s decision and not subject to review. If the remodel adds or enlarges a window or an exterior vent, that element may need approval, so confirm the current guidelines with the association before finalizing it.

Who issues the building permit in Blackstone?

El Dorado Hills is unincorporated, so building permits come from El Dorado County rather than a city. A like-for-like cabinetry replacement is the lightest case; moving plumbing or gas, adding circuits for new appliances, or removing a wall brings the county into the project. The HOA and the county are separate questions, and we sort out both during design.

My Blackstone kitchen is only a decade old. Is it worth replacing the cabinets?

It depends on what you want from the room. Production cabinetry from the 2000s and 2010s is often sound but generic: particleboard boxes, limited drawer storage, and a layout chosen for the floor plan rather than for you. Owners replace it when they want ceiling-height cabinetry, a larger or better-planned island, a real pantry, paneled appliances, or simply a finish and door style they chose themselves.

What cabinetry style suits a newer El Dorado Hills home?

Most Blackstone homes are transitional or contemporary, and they take painted Shaker, flat-panel, and slab doors well, in white, warm neutrals, or rift-cut white oak, with a contrasting island and clean hardware. The construction is plywood boxes, dovetailed hardwood drawers, and soft-close slides, with finishes selected for hot, dry foothill summers.

What does a Blackstone kitchen cost, and where is it built?

Projects start at $25,000, and the final number follows the footprint, the amount of built-in work, species, and finish. Everything is designed, built, and finished in our own shop in Rocklin, in Placer County, and installed by our crew. PineWood Cabinets is a licensed California contractor (CSLB License #1095293) operating as a division of Voronenko & Ethen Associates, building for the Sacramento area since 2006.
