Design concept for scribed, full-height painted cabinetry in a San Francisco Edwardian flat kitchen

For San Francisco GCs & Remodelers

Sequencing Cabinetry on San Francisco Remodels

A cabinetry and millwork subcontractor that builds to the measured room in Rocklin, designs the package for the stair or the elevator, and installs on the window you and the building set.

This page is for the general contractors and remodelers who work the city, from the Victorian and Edwardian flats of Pacific Heights, Noe Valley and the Inner Richmond to the towers of Rincon Hill and Mission Bay and the converted warehouses of SoMa and Dogpatch, and who want a cabinetry sub that plans the logistics as carefully as the joinery. PineWood Cabinets builds in Rocklin and installs in San Francisco with its own crews. We work from your plans, hold fabrication behind an approval gate, and design every package around the path it has to travel to reach the kitchen. Homeowner-facing work for the city lives on the San Francisco hub; this page is the contractor side.

Same approval gate, more logistics

The Sequence on a City Job

We run the workflow on our trade process page on every job. In San Francisco the extra work is front-loaded: the carry path, the building rules and the parking plan are settled at the drawings review so they shape the package rather than fight it.

  1. Scope, drawings and access review during design. From your plans, elevations and finish schedule. We confirm the run list, the appliance list and the route in: stair, garage, elevator, loading dock or street.
  2. Field measure after rough-in. Once framing, plumbing and electrical are stable, we measure the room as built: out-of-plumb plaster, sloping floors, chases and vents that older buildings hide. Cabinetry is built to that measure, not the nominal plan.
  3. Shop drawings for approval. Dimensioned, with construction, joinery, hardware, finish and the run breakdown for the carry path called out. Nothing is cut until you sign off, and approval turnaround is the biggest lever on the lead time.
  4. Fabrication and finishing in Rocklin. Finish is applied in controlled shop conditions, not in a flat with the neighbors downstairs. Long-lead materials are ordered at approval.
  5. Delivery window set with you and the building. The space must be enclosed, conditioned and ready for finish work; in a managed building the date also has to land inside the loading window and the permitted work hours.
  6. Install, then the dependent trades. Stone templating after cabinet set, final plumbing and electrical trim, flooring transitions. Book those subs against our window.
  7. Walk-through and punch list. Checked against the approved drawings, documented and closed before your client walk.

We do not quote durations in the abstract. Scope, finish complexity, material availability and approval turnaround all move the schedule, and the lead-times page explains each lever. Your package timeline is confirmed at quoting and kept current as the site evolves.

Two ways to contract the package

Our Crews Install, or We Supply Only

Most San Francisco contractors have our crews set the cabinetry, because the scribing is where a period flat is won. One crew is admitted to the site, communicates through your superintendent rather than around them, protects finished floors and the common hallways and stairs along the carry path, cleans up at the end of each day, and works the punch list to closeout.

Contractors who keep installation with their own finish carpenters can use cabinetry-only supply. Runs are delivered labeled to the approved shop drawings, with install elevations and hardware packed by cabinet, and we stay available for questions during the set. The model is chosen at quoting because it changes the price and the install window on your schedule.

Lots, stairs, elevators and HOAs

Job Conditions in San Francisco

Lots here are narrow and deep, often twenty-five feet wide, which pushes kitchens to the rear of the home and makes every inch of the plan count. In the Victorian and Edwardian housing of Alamo Square, the Western Addition, the Inner Richmond, Noe Valley and Pacific Heights, the flat often sits a full story above the garage, so every cabinet, slab and appliance is carried up a steep stair through a narrow garage. We size the run breakdown to that stair at the drawings review. The 1900s and 1920s plaster walls are rarely plumb and floors slope toward the bay, so cabinetry is built to the field measure and scribed on site, with tall runs that use the original ceiling height and profiles, crown and hardware matched to the era.

In the towers of Rincon Hill and Mission Bay, the converted warehouses of Dogpatch and SoMa, and the newer townhomes of Hayes Valley and the Marina, access runs through building management. Elevator dimensions, loading dock windows and HOA work-hours rules shape both the cabinet sizes and the install date, and we ask for the building requirements at the drawings review so the package is designed to fit the elevator and the install lands inside the permitted hours. The cabinetry in those homes reads as furniture, with handle-free fronts, integrated appliance panels and concealed storage, which makes the appliance cut sheets a hard prerequisite for the drawings.

Parking is a condition everywhere. Street and permit parking, tight garages and short loading windows mean the truck plan is part of the install plan, and a punch-list return visit is scheduled with the same care as the delivery. Permits are yours as the general contractor; our approved shop drawings are built to support whatever your submittal requires.

What we need from the GC

  • A decision-maker for shop-drawing approval, treated as a milestone, not a floating task.
  • Confirmed appliance cut sheets and a locked finish schedule before drawings are issued.
  • The route in: stair dimensions, garage clearance, elevator size, loading window and HOA work hours.
  • A stable rough-in before we measure, and an enclosed, conditioned space before we deliver.
  • Early word on slips, so a lost loading window becomes a re-sequence rather than a missed month.

Neighbors below, stairs in common

Occupied Flats and Shared Buildings

Most city remodels happen in occupied flats with neighbors below and a stair or hallway shared with another unit. That shapes the install day as much as the design does. Our crew protects the common stair and hallway along the carry path, keeps the work inside the permitted hours you and the building set, cleans up at the end of each day so the shared spaces are clear, and stages cabinets so the family is without a kitchen for as few days as possible. The stone template is booked for the day after cabinet set so the countdown to a working kitchen is as short as the sequence allows.

The period flats add a second layer. Tall ceilings, picture rails and deep baseboards set the proportions, and the new cabinetry is expected to read as original to the house, so profiles, crown and hardware are matched to the era and tall runs are built to use the full ceiling height. The Sunset and Richmond avenues bring long-unchanged kitchens where the rough-in is being redone for the first time in decades, which is exactly why the field measure waits for a stable rough-in rather than the demolition walk. On a Mission Bay or Rincon Hill tower the pressure is different: the loading window and the elevator reservation are fixed by the building, so the delivery date is held to real site readiness and communicated early enough to book them.

Kitchen, baths, built-ins and paneling

Scope in a Compact Home

Square footage is the constant constraint, so the package is usually the kitchen plus everything that recovers space around it: bath vanities, full-height pantry and hall storage, closets and offices, period paneling and architectural millwork matched to the original trim. One shop building all of it means one construction standard, one finish standard, one delivery up the stair and one punch list.

PineWood Cabinets was founded in 2006 and operates as the cabinetry division of Voronenko & Ethen Associates, a licensed California contractor (CSLB #1095293). Coverage on the work is whatever our written trade terms state, nothing promised verbally on site. If you remodel or build anywhere in the city, send the plans, the building rules and the target dates through our contact page or call +1-650-855-2231, and we will return a timeline and an install plan built for the address.

San Francisco Contractor FAQ

How do you deliver into a flat that sits a full story above the garage?

By designing for the stair before we build. At the drawings review we confirm the carry path, the stair width and turns, and the garage clearance, then break runs into pieces that path can take. Delivery day is set with your superintendent, with a parking plan for the truck on the street, and our crew carries, sets and scribes on site.

Do you work in condos and towers with HOA rules and loading windows?

Yes. For buildings in Rincon Hill, Mission Bay, SoMa and the Marina, we plan around elevator dimensions, the building loading window and the HOA work-hours rules you give us, and we size cabinets to fit the elevator rather than discovering the problem in the lobby. Building requirements are part of the install plan, not an afterthought.

When do you measure a Victorian or Edwardian remodel?

After rough-in is stable. Plaster walls in these flats are rarely plumb and floors slope toward the bay, so cabinetry is built to the measured room and scribed on site. Measuring before framing and rough-in are finished means measuring twice; measuring once, at the right time, is what keeps the package on its documented timeline.

Can our own finish carpenters set the cabinetry?

Yes. Cabinetry-only supply is available: runs arrive labeled to the approved shop drawings with install elevations and hardware packed by cabinet, and we stay available during the set. Most San Francisco contractors have our crews install, because the scribing in older flats is where the fit is won. The model is chosen at quoting.

What do you need before you cut material?

Approved shop drawings, final field dimensions from the site measure, confirmed appliance cut sheets and a locked finish schedule. Nothing is fabricated until the drawings are signed off, and your approval turnaround is the single biggest lever on the lead time.

How does the punch list work on a city job?

A walk-through checks the installed work against the approved drawings, punch items are documented, and they are closed before your client walk. We time the punch visit with the building and the parking situation so it does not become its own logistics exercise, and the same point of contact carries it from shop drawings to closeout.
