Belvedere is one of the smallest and most coveted communities in the Bay Area, a pair of wooded knolls and a reclaimed lagoon joined to the Tiburon peninsula at the edge of Richardson Bay. The terrain does most of the talking here. Homes climb the steep slopes of Belvedere Island and Corinthian Island in tiers, each one engineered to capture a sightline toward San Francisco, Angel Island, the Golden Gate Bridge, or the Sausalito waterfront. Down at sea level, the homes of the Belvedere Lagoon sit on their own private waterways, many with a dock at the back door. The architecture of Belvedere is unusually varied for so compact a city. Hillside lots hold early-twentieth-century brown-shingle and Craftsman houses alongside Mediterranean villas with tile roofs and arched loggias, and a growing number of glass-forward contemporary homes designed to dissolve the boundary between interior and bay. The Lagoon neighborhood, developed on filled tidal flats in the mid-century, leans toward lighter, more relaxed waterfront homes oriented entirely toward the water. A kitchen that belongs in a shingled San Francisco Bay Tradition house on the hill would feel out of place in a sun-filled Lagoon home, and our work begins by reading the house it serves.

Building in Belvedere also means respecting the constraints that come with island living: narrow, winding lanes like Beach Road and West Shore Road, hillside foundations, salt air off the bay, and a community that values its quiet character.
